On the ground floor there is:
An entrance hall leading to a comfortable lounge with two settees (a two seat and a three seater), an armchair and a flame effect gas fire.

A spacious kitchen/dining room with fully fitted kitchen. Large dining table with six chairs. Door leading into rear walled garden. A further door leading to a utility/cloak room with a door leading to downstairs toilet facilities.

Facilities downstairs include integrated cooker/hob, microwave, fridge/freezer, electric kettle, toaster, iron, ironing board, colour Flat Screen TV, DVD/CD player.

Upstairs

Upstairs there is:

A landing with an airing cupboard leading to three bedrooms and a bathroom.

Bedroom 1: large master bedroom. One king size bed, plus availability of a 2' single bed on request (for +1, suitable for a child only), walk in wardrobe, occasional furniture. Wall mounted flat screen TV/DVD player. A low cottage window looking out onto the private front garden of the property with views across Main Street to fields beyond.

Bedroom 2: one double bed, built in wardrobe, occasional furniture. Wall mounted flat screen TV/DVD player. A low cottage window looking out onto the private walled rear garden of the property.

Bedroom 3: one single bed and a drawer unit and chair. A low cottage window looking out onto the private walled rear garden of the property.

Bathroom: with 3 piece white suite and shower over the bath.

A change of bedding and additional towels are provided for stays of more than 8 nights
.

Outside

Situated off Main Street in the village of Beeford, this end of row three bedroomed cottage has access to a small, enclosed rear walled garden with garden furniture provided for al fresco dining. The property is set back from the road with a front garden to the property.

There is off-road private parking for one vehicle to the rear of the property. On road parking available for further vehicles.

Within walking distance of the property (approximately ½ mile) there is a village post office, a butchers shop, fish and chip shop, Chinese restaurant and take-away, and a public house.

There is a local day time bus service that operates between Driffield and Bridlington that picks up/alights in Beeford. There are train stations at Bridlington and Driffield.

Enjoy the towns, villages, walks and landscape of the Yorkshire Wolds. Easy access by car to a number of coastal resorts along the East Coast with the nearest beach being Skipsea beach approximately 3 miles away.
